86 Dummer Apartments is a new multi-family affordable housing development designed to serve lower income families in the community of Brookline, Massachusetts. The community will be well-positioned between Boston University and the Green Line and will consist of 32 apartment homes in a three-story, 37,025 square foot building constructed of wood frame, above a 13,732 concrete and steel parking structure. The parking structure that will provide 38 parking spaces for the residents of 86Dummer and the neighboring 86 apartment state public housing development. The development will sit on a 2.36 acre parcel of land currently improved on 3 sides by Trustman Apartments. A courtyard is planned between 86Dummer and the Trustman buildings and will serve as a shared source of recreation and social interaction for the residents in both communities.
The apartment homes will be offered by lottery on an open occupancy basis to applicants eligible under the provisions of Low Income Housing Tax Credit (LIHTC) Program. Additional qualifications are based on credit standards and income guidelines established in accordance with Peabody Properties screening policy and applicable laws.

There is no asset limitation for participation in Tax Credit programs. The definition of annual income includes net income from family assets. Assets include the following but are not limited to; equity in real estate, personal property held as an investment, stocks, bonds, treasury bills, certificates of deposit, money market accounts, individual retirement accounts and Keogh accounts, savings accounts, checking accounts, money market accounts, dividends from Whole Life insurance account policies, etc. Interest or dividends earned are counted as income from assets even when the earnings are reinvested.

A lottery shall be held to obtain eligible residents for 86Dummer affordable apartments. Said lottery is to be in full compliance with federal and state fair housing laws, whichever is more stringent.
Advertising will be done in accordance with the Affirmative Fair Marketing Plan and the lottery application time period will be a minimum of 60 days. To ensure the fairness of this process, applicants will not be required to hand deliver application materials and instead will be permitted to mail them.
